Since its founding in 1915, Hufvudstaden has grown into one of Sweden's leading real estate companies. With a strong brand and a focus on quality, service, and long-term value, the company manages and develops commercial properties in Stockholm and Gothenburg's most attractive business locations.
Hufvudstaden wanted to modernize its digital communication with tenants.
The goal was clear – to take the first step in creating a modern, user-friendly, fully integrated system with underlying integrations that improve service, increase efficiency, and strengthen customer relationships.
To meet Hufvudstaden's needs, we designed and implemented a completely new tenant portal, built on Microsoft Power Platform and Dynamics 365 Customer Service and Sales, with seamless integrations to underlying systems.
The solution provides a complete overview of each tenant, property, and unit, while automating recurring processes. Through a modern and user-friendly interface, tenants gain access to self-service and can easily manage their cases digitally.
The work began with careful requirements gathering and process analysis to ensure simplicity, clear benefits, and high usability. Dynamics 365 and the tenant portal were then designed and developed, allowing tenants to log in to access property documents stored in SharePoint, track sustainability reports based on their contracts and units, and create and follow up on maintenance requests directly in the portal.
The new solution quickly delivered a clearly positive impact – both on customer experience and internal efficiency. Processes that were previously manual and time-consuming are now fully automated, freeing up valuable time for both employees and tenants. The result is faster service, better accessibility, and increased transparency.
For Hufvudstaden, this means faster handling and follow-up of maintenance requests, measurable improvements in customer satisfaction, and higher engagement. The solution also provides full visibility into energy consumption per property and month – including electricity, heating, cooling, and CO₂ emissions – along with a flexible platform ready for future development, supporting AI-based services and predictive maintenance.
